manufacturing sites in the most central
parts of Germany. Then there are auto-
motive suppliers in Southern Germany.
This contrasts with e-commerce logistics
operators, who prefer to be close to their
end consumers. The field is dominated by
giants like Amazon and Zalando, whose
facilities are essentially clustered around
the metro regions or inside of them. It is
unusual for these players to settle outside
the established logistics regions.
WHICH ONE IS MOST ATTRACTIVE? A SCOR-
ING OF 28 LOGISTICS REGIONS
Compar-
ing the respective appeal of Germany‘s
28 logistics regions in overall real estate
economic terms returns an interesting
picture. The survey reveals that the urban
agglomerations are generally the most at-
tractive locations.They are where the bulk
of the demand for space, specifically for
logistics space, is generated.
Meanwhile, the top third of the rank-
ing has shown a stable performance. Then
as now in the lead among the logistics
hubs is Hamburg. Reasons for its high
score include keen demand for space,
brisk building activity, and availability of
building land. At the same time, rents are
still relatively affordable.
Munich has moved up two ranks into
second place. Conversely, Berlin‘s dynam-
ic has slackened somewhat as it dropped
one rank down to third place. The dwin-
dling supply in available land and human
resources in the German metro regions
has prompted entrepreneurs to look for
alternatives. Augsburg, for example, is a
“hidden champion” serving as alterna-
tive region for demand that Munich is no
longer able to accommodate. Other hid-
den champions identified by the survey in-
clude Nuremberg, Koblenz and locations
along the A4 motorway in Thuringia.
The Düsseldorf logistics region gained
one spot and now ranks fourth, whereas
Rhine-Main/Frankfurt slipped back to
fifth. In these two cases, the performance
is explained by the respective dynamic of
market demand. It was moreover fuelled
by excellent socio-economic and regional
economic aspects associatedwith the supe-
rior locations and infrastructure connec-
tivity of the Düsseldorf and Rhine-Main/
Frankfurt metro regions. Finally, the logis-
tics regions Rhine-Neckar andNuremberg
improved their rankings by three and four
positions, respectively, as a result of sound
regional socio-economic trends.
